Real Estate Forum column by RBJ’s Brian Cohen discusses an evolution in the workplace

Brian Cohen, Richards Barry Joyce & Partners’ senior vice president of consulting services, is a contributing columnist in this month’s Real Estate Forum magazine.  The column discusses the evolution in the workplace caused by technological advances, an increasingly mobile workforce and the growing impact of the workstyle of “millennial” generation.

Employers are re-evaluating workplace strategies, resulting in re-allocation of space within the footprint and reduction of overall square footage – with an eye towards achieving cost savings and building a more effective work environment.

International Facilities Management Association (IFMA) data show that square footage per employee decreased by 15-20 percent  in the period between 1994 and 2010.  Two key drivers of this dramatic decrease in space use are increased density and employee mobility.   Technological advancements, such as cloud computing and more powerful mobile devices, enable employees to accomplish more tasks away from their desks.  The millennial generation is particularly attuned to utilizing these technologies.
